Instratin Realty formely known as Habitat Property Management was established in 2017 is a property management company that specializes in providing comprehensive services for residential properties. Instratin Realty operates with a clear goal to maximize property value, optimise rental income, provide a seamless professional service to property owners and dignified homes for low income earning South Africans. Instratin Realty was founded against the backdrop of professionalism and extensive understanding of the real estate market. Instratin Realty currently manages 5 (five) properties boasting a consistent 95% occupancy.

Tenant Relations and Customer Service, through transparent communications with tenants Instratin Realty team is able to address tenant concerns and/ complaints promptly with an objective to deliver positive living experience.
Intratin Realty (IR) has an inhouse day-to-day servicing capabilities with a team of highly skilled professionals to ensure efficient and smooth running of the developments. In house resources include a fully-fledged maintenance team to ensure timeous response to all maintenance issues.

OUR VALUE ADD
As Property Managers we are mandated to successfully manage the day to day site operations of our properties. We achieve this through holding regular inspections of property for damage, contractor effectiveness, and swiftly act on the areas that need improvement in line with Asset Management and owner goals. Our understanding of the building systems warrant that:
- We manage and plan property operations budgets monitor property income, control and review expenses, and compile required reports (weekly/monthly/quarterly/ leasing/variance, and capital)
- Properties are adequately insured and maintained on an up to date property asset register
- We coordinate property maintenance and improvement projects with contractors and tenants, expediting the completion of work, and preparing the maintenance team to respond swiftly in emergency and crisis situations
- We perform regular site visits to monitor all ongoing maintenance/construction projects being undertaken
- Vacancies are filled and buildings are achieving their agreed rentals on an ongoing basis in conjunction with the Leasing Department
- We monitor the general state of our properties and ensure the adherence to health and safety regulations of the same environments
- We manage tenants arrears, ensuring that fines related to infringements are implemented and billed where necessary
- Monthly utility recoveries are recouped from service provide
- There is an effective and lasting resolution of tenants issues, disputes, and/or contract breaches
- Our building systems are maintained and that we contract for repairs and service in compliance with building codes and regulatory provisions

It’s comprised of 1168 housing units that are divided into 25 three-storey blocks. The units range from bachelors, 1 bedroom, 2 bedroom, and 3 bedroom accommodation suitable for individuals and families. As an entry-level qualifying prerequisite, residents need to be earning from R 3 500 onwards. Features:

Devland Gardens:

Carnival Gardens:
Located approximately 2kms west of Carnival Hotel and Casino, Carnival Gardens is the third of Instratin’s affordable housing development. Divided into three precincts, it's comprised of four-storey blocks consisting of 888 units. They range from studio apartments, 1 bedroom, to standard 2 bedroom and 2.5 bedroom units respectively.
Acacia Place:
Located in Erven 2419 and 2420 Duvha Park extension 16, Mpumalanga, extension 13 and 15 of Lotus Gardens Pretoria West, the Acacia Place consists of two sectional title developments namely: Acacia Place North and Acacia Place South. The affordable housing development consists of 325 fully tenanted 2 bedroom freestanding, semi-detached and walk-up units.
