Job Purpose

Responsible for managing the debts of the business; Oversee all debts owed to the company from existing creditors and manage new requests for credit.

Job Specification

  • Follow up on accounts by telephone, personal contact, and correspondence to secure a satisfactory resolution to the repayment problem.

  • Keep accurate and up-to-date activity reports on late, potentially late, and accounts.
  • Document all collection actions taken, including telephone conversations, alternative financial arrangements, and correspondence on computer.
  • Control and monitors tenant payments in terms of rentals, deposits, lease fees, etc.
  • Liaise with tenants as appropriate.
  • Handle rental queries efficiently and diplomatically.
  • Query tenants’ short payments.
  • Daily receipting and processing of tenant payments
  • Liaise with team members in finance department regarding bank account deposits, queries and misallocations.

Experience and Qualification

  • Equivalent or relevant qualification
  • Experience on MDA/MRI system will be highly beneficial.

Security Management:

  • Advising management on the implementation of security operational plans at all properties.
  • Monitoring security indicators and trends and identifying emerging risks within the surrounding communities.
  • Conducting ongoing assessments of security procedures and practices to enable effective mitigation of potential security, health, and safety risks.
  • Ensuring that all security risks have been identified and mitigated to an acceptable level.
  • Ensuring the effective deployment, management and utilisation of security systems and technology to minimize risk.
  • Analysing data from all internal and external sources to identify trends, behavioural patterns, anomalies, and efficiency improvement opportunities.

Processes and Procedures

  • Ensure that all security risk assessments have been undertaken and that the security providers are putting in place risk mitigating measures.
  • Service Level Agreements – Updating and signing of security service level agreements in accordance with HPM standards and guidelines.
  • Regular monitoring and updating of standard security operations processes and procedures.

Reporting

  • Reporting – working closely with the Property Managers and providing required reports and responses in a timely manner.
  • Checking of all security reports and logs for accuracy prior to submission to property management.
  • Perform other duties as assigned by the Portfolio Manager.

Experience / Qualification / Requirements

  • National Diploma/ Bachelor's Degree in Security or Risk Management or recognized equivalent.
  • SAPS firearm competency will be advantageous.
  • Registered with PSIRA Grade A.
  • Valid EB/Code 8 Drivers License.
  • Minimum 10 years' experience in the security discipline, of which five (5) years should have been at management level within the residential security management space.
  • Extensive experience in conducting forensic investigations.
  • Experience in research of organized crime groupings, information gathering and analysis and interrogation of data.
  • Specialist experience in understanding and recognizing criminal incident behaviour, suspect profiling and identification of crime threats.

  • Scheduling of work and managing maintenance staff and contractors to ensure they meet legal and company requirements.
  • Overseeing and signing off of weekly cleaning and maintenance registers and undertaking of performance management in conjunction with the JPM/Cleaning Supervisor.

Health and Safety Management:

  • Ensuring that the organization provides the necessary infrastructure for compliance to health regulations as required by the law, organizational values, and practices.
  • Ensure legal compliance with regards to Health and Safety Requirements
  • Organize OHSA meetings and advise on measures to mitigate threats, risks and prevent losses.
  • Overseeing development of an incident reporting system that records all safety incidents, the associated investigations, and analysis of the accidents/incident.

Reporting

  • Reporting – working closely with the Property Managers and providing required Facilities and Maintenace reports and responses in a timely manner.
  • Keep Management team up to date with day-to-day occurrences which will influence business performance.
  • Perform other duties as assigned by the Portfolio Manager.

QUALIFICATIONS

  • Advanced Diploma/Degree in Building/Maintenance/Facilities Management (min NQF .7)
  • Good knowledge of Occupational Health and Safety ACT.
  • Valid driver’s license.

ADMINISTRATIVE SKILLS

  • Computer literacy - MS Office (EXCEL/WORD/OUTLOOK/POWERPOINT).
  • MDA Property Management System.
  • Willing to work weekends and Public Holidays when required.
